A traditional bungalow on Hickling Bank of the River Thurne, near Potter Heigham Bridge and all of the amenities the village has to offer.  With a generous south facing river frontage ideal for fishing, mooring a hire boat or just sitting relaxing watching the boats go by.

Parking for 1 car is included. Details will be sent when you make your booking.

A river taxi service is available. Please contact us for further information.

Access by key box. The code will be sent prior to your arrival.  There is a trolley  provided to help transport your luggage which can be found in the garden shed.

Living Room/Dining Area
The living room has a picture window providing superb unobstructed views up and down the River Thurne and across the river to reed banks, soaring birds and open Broadland countryside.  There is seating for 4 with 2 manual recliner sofas. Here you will also find:

  • A selection of books
  • Dining table with seating for 5

Kitchen
In the kitchen you will find:

Bedroom 1
The bedroom has a standard double bed, wardrobe, chest of drawers & a bedside table. There is a TV with integrated DVD player.  Heated by electric panel heaters.

Bedroom 2
This twin room has 2 standard sized single beds, wardrobe & chest of drawers.  Heated by electric panel heaters.

Shower Room
The shower room is ‘Jack & Jill’ style with access from both bedrooms.  It has a large shower cubicle, sink, toilet and electric towel rail.

Outside Space
There is single door access to the lawned garden with large river frontage.  From the garden you have unobstructed views of the river. There are wonderful views across the wide expanse of Norfolk Broads marshlands surrounding The Rands. 

The garden has a table with benched seating and an additional 4 garden chairs.

The ideal spot for fishing (seasonal & licence required) with a tackle shed in the garden.

You may moor a hire boat at The Rands private mooring. 

Dogs are welcome
Well behaved dogs are welcome at an extra charge of £35 per dog per week  (maximum 2 dogs).

There is fencing to the rear where the access footpath is.  The river frontage in unfenced so not to spoil the wonderful views.

Parents and dog owners please note there is unfenced river frontage here, please take special care with children and dogs.

ACCESSIBILITY

The Rands is approximately a 5 to 10 minute walk – 330 metres* from the Old Bridge area along a narrow riverside path.  Due to its location there is no vehicle access, only accessible by foot or boat.  River Taxi access can be arranged at an extra charge. A trolley is provided in the garden shed to help transport your luggage.

At times of extreme high tides the river path can be liable to flooding.  It is advisable to bring wellies with you just in case.

There are 3 steps up to enter the bunglaow with a handrail.   Once inside, it is all on one level.
